Initial client contact and site visit

A site visit is undertaken with the prime objective to meet the client and discuss the proposal and view the location.

We then re-evaluate the client’s brief and prepare a cover letter and fee proposal. This letter confirms the brief and sets out a workable time line and costs for the initial concept. The client returns the fee proposal to confirm the beginning of Stage 1 Concept Design.

stage 1: concept design

In this stage a concept plan and 3D visuals are produced and presented to the client to show the overall design. A cost indication and a proposed time line are also produced to give a full picture of what the project will involve.
Research is carried out with the relevant territorial authority to assess if there are any further issues that may need to be considered.

Once the client has approved the concept design, Element 17 Ltd then present a proposal for Stage 2.

stage 2: working drawings and consent/s application

A complete outline of drawings and specifications is noted in the Stage 2 fee proposal letter that will allow a building consent application to be lodged. Full working drawings and specifications are completed ready for quotation pricing to commence.

A presentation to the client of the full drawings, finishes schedule and quotation concludes this stage.

stage 3: building contract

Once a set of working documents, specifications and a fixed quotation are completed and supplied a standard building contract is presented with a project management fee of 7% of the building works and fitout costs.

A construction programme will also form part of this agreement. If any consultants and consents are required these are charged to the client at cost.
